Heat escapes through the top of the house, and topping up attic insulation is one of the fastest-payback projects in homeownership -- if you also get the ventilation right.
Heat rises, which makes the attic the single leakiest part of most houses and, therefore, one of the highest-payback places to spend on efficiency. Why the attic is the priority
In a typical house, a large share of heating and cooling loss goes straight up through an under-insulated attic and the air leaks hidden in it. Ventilation: the half people forget
An attic needs to breathe. Proper ventilation -- typically intake at the soffits (eaves) and exhaust near the ridge -- moves air through the attic to carry away heat in summer and, more importantly, moisture in winter. Warm, humid air that rises into a poorly ventilated attic condenses on the cold roof sheathing, causing mold, rot, and ruined insulation. Ventilation also helps prevent ice dams: it keeps the roof deck cold and uniform so snow doesn't melt over the warm center and refreeze at the cold eaves, backing water up under the shingles. When you add insulation, don't block the soffit vents -- use baffles to keep the intake air path open.
