The uncomfortable truth is that almost all of it traces to one preventable cause: water going where it shouldn't. The enemy is always water

  • Install and maintain a plastic vapor barrier over the crawl-space soil -- it's cheap and blocks huge amounts of ground moisture.
  • Keep the crawl space dry: fix any plumbing leaks, add a sump if water intrudes, and ensure exterior grading and gutters send water away.
  • Check periodically for standing water, damp insulation, musty smell, and rot or fungal growth on the joists and subfloor above.
  • Watch for pests: damp crawl spaces attract termites, carpenter ants, and rodents that nest in insulation.
  • Consider a dehumidifier or encapsulation in chronically humid crawl spaces -- the cost is far below the rot repair it prevents.

Reading foundation warning signs

Foundations telegraph movement, and catching it early is the difference between a monitoring project and a major repair. A homeowner notices a door beginning to stick and a hairline crack widening over a year. The cause traced back years: a downspout dumping at one corner and soil sloped toward the house kept that corner's soil saturated, and the expansive clay heaved and settled through wet and dry seasons until the foundation moved.
